To amend or not to amend… that is the question.  We know governing documents are not exceptionally easy to understand. In this detailed class, our attorneys explore everything from association requirements, issues to consider, and how to effectively amend your community’s governing documents.

August 6, 2021 - All Things Budget!

There is no getting out of it and it looms just around the corner… budget season.

Although we cannot relieve the full burden of budgets, we hope to ease some of the anxiety that comes with this inevitably long process. In this newly developed course, we’ll discuss manager responsibilities in proper allocation of budget and assessments; importance of reserve studies/funding as a tool for budgeting; and much more.

OCHH Legal Lowdown

The last Tuesday of every month, attorneys at Orten Cavanagh Holmes & Hunt will alternate hosting an hour long interactive Q&A discussion for community association management, administration or accounting practitioners on a pre-determined topic.  These sessions are set up in a virtual “office hour” style and are not certified for CMCA credit.

Some are political.  Some are supportive.  Some are purely decorative.  Yard signs and banners come in every shape and color of the rainbow; but when living in a covenant-controlled community, policies generally exist on what is and is not allowed to be displayed in a yard or on a home.  Do you know what to look for in the association’s governing documents?  If the documents are silent about the display of signs or banners, can the community regulate it through its ACC authority?  Attorney Lauren Holmes hosts this informative session to help you answer these questions and more.

May 25, 2021 - Mitigating Covenant Enforcement Concerns

The joy of living in a covenant enforced community is the perfectly maintained lawns, the primed and painted homes, and the courteous neighbors taking their leashed dog for an evening stroll.

Sounds perfect, right!?  Unfortunately, a little too perfect.  As every CAM knows, one is hard-pressed to find an Association that isn’t impacted by some covenant enforcement concerns.  In this month’s session, attorney Joseph A. Bucceri will discuss the steps CAMs and their Boards can take to deflate a covenant enforcement issue before having it turn over to attorneys.  We hope you can join us for what promises to be a lively discussion.

June 29, 2021 - Know When to Foreclose

The decision to foreclose on a home is not one that association board members take lightly.  As a CAM, your knowledge of foreclosures and understanding when all other options have been exhausted can greatly reduce the stress (in an already stressful situation) of your board members.  In this session, attorney Hal R. Kyles will discuss key steps in knowing when to foreclose.
